Boulevard Business Park: Saudi Arabia’s Bold Bet on Mixed-Use Development

Saudi Arabia has marked another milestone in its urban and entertainment transformation with the completion of the Kingdom’s first entertainment-focused business park and corporate resort.

This remarkable achievement reflects a new approach to commercial development that thoughtfully blends business, hospitality and leisure within a single destination.

More Than an Office Park

Located in Riyadh’s Boulevard City, the SR1 billion ($267 million) development represents the first phase of a broader redevelopment of the Boulevard district, driven by a landmark deal between the General Entertainment Authority (GEA) and the private sector.

Spanning more than 60,000 square meters of leasable office space, Boulevard Business Park has been envisioned as more than a traditional office park but as an integrated corporate destination.

Through nine buildings, corporate headquarters and flexible co-working spaces, the project embodies Kingdom’s growing interest in establishing a presence for mixed-use destinations in the Kingdom.

Complemented by retail outlets and more than 1,300 parking spaces, the park offers an integrated ecosystem that caters to businesses, employees and visitors alike.

Vision 2030 in Action

Announcing the project’s completion, GEA Chairman Turki Alalshikh attributing the project’s realization to the continued support of King Salman and his Crown Prince Mohammed bin Salman, describing the development as another milestone in the Saudi Vision 2030 transformation agenda.

The development comprises more than 60,000 square meters of leasable office space in nine buildings, corporate headquarters, co-working facilities, retail outlets and more than 1,300 parking spaces.

GEA Chairman Turki Alalshikh said the project had been completed with the support of King Salman and Crown Prince Mohammed bin Salman and described it as another milestone for Vision 2030, the Kingdom’s economic diversification program.

“There are no limits to Saudi determination and, God willing, the best is yet to come,” he said.

Prioritizing Connectivity and Accessibility

Beyond its commercial offerings, the project seeks to redefine the surrounding urban landscape. Authorities unveiled plans to create pedestrian-friendly pathways, expanded green spaces and enhanced connectivity with neighboring destinations such as the Sports Boulevard. The project is also driving accessibility with upgraded road networks, expanded parking facilities, and seamless links to public transportation.

Developed through a close collaboration between the General Entertainment Authority, Hay Developments and the REQ Real Estate Fund, managed by BSF Capital, the project underscores the growing reliance on public-private partnerships to advance the Kingdom’s ambitious real estate and entertainment objectives.
